Dukes | Bath is enviably located on Great Pulteney Street one of the city’s most prestigious addresses. This grand boulevard is steeped in history and counts novelist Jane Austen and anti-slavery activist William Wilberforce among its most famous past residents. Great Pulteney Street was commissioned by Sir William Pulteney and was completed at the end of the 18th century. Dukes | Bath comprises two magnificent townhouses, No. 53 and No. 54, which have served as domestic homes, long term lodgings and a school. In 1919 the two properties were first combined into a private hotel, St Monica’s. In 1985 the name was changed to Dukes Hotel, in honour of His Grace the Duke of Clevedon.
Dukes operated as a full service hotel through until 2012 when the current owners purchased the property and repositioned these magnificent townhouses as a boutique hotel specialising in exceptional service and a sensational breakfast. Now known more simply as ‘Dukes’, it is our reputation and emphasis on service and unforced hospitality, towards all guests, that will continue to rest at the heart of this wonderful property.
Complimentary On-Street Parking
We offer our guests the loan of one of our treasured, on-street, residential parking permits for the prestigious surrounding Zone 1 area.
On arrival, collect your permit from one of the Dukes Team, drop off any luggage, park the car and head off to explore the stunning UNESCO heritage city of Bath.
Bath has a class C clean air zone, which means that charges only apply to taxis, private hire vehicles, vans, light goods vehicles, buses, coaches and heavy goods vehicles that do not meet the required emission standards. If you drive a private car or motorbike you do not need to pay the charge or log an exemption.

As a small family owned and operated business the health and the well-being of our guests and team lie at the core of our activities.
We have modified our activities to help guarantee all our welfare. For those of you who have stayed with us before, you will notice that we have reviewed and redefined many aspects of our interaction with you, our treasured guests.
Alongside all current government guidelines, we have introduced numerous additional procedures to the daily routines of each of our team members.
In essence we have sought to :
• Minimise physical interaction between those in the property
• Rest all bedrooms between guests
• Disinfect all communal touch points on a regular basis
• Introduce Personal Protective Equipment, including gloves, face masks and sanitizer protocol for our team and guests as appropriate
• Make all details concerning your stay from check in, payment, room location, parking, breakfast menu through to checkout, available on your smartphone
• Monitor and interact with each guest remotely from your first approach through until departure with mutual good health and well-being as our paramount concern
Please do not hesitate in advising us of any concerns. We have always prided ourselves on delivering unmatched, warm, welcoming, unforced hospitality and personable service and seek your input regarding our ‘new normal’
We trust that our approach fully meets with your agreement and approval. As we venture into uncharted hospitality protocols, we invite and welcome your comments, concerns, or feedback.

We offer an assortment of seventeen rooms on a bed and breakfast basis.
Our two Snug doubles, more contemporary in style, are tucked beneath the Georgian mansard roof, accessed via six flights of stairs. These ‘cosy’ bedrooms offer, three sided bed access, writing table, storage and a chair with en-suite shower facilities. These are our functional rooms, fit for purpose and with an emphasis on value for money. Most suitable for an overnight stay whilst on a shopping trip to Bath, a ‘stop over’ for the Rugby; horse racing or a peaceful sanctuary in preparation for a business meeting. The rooms offer restricted views of ‘Mary Poppins’ chimney pots. With access to all guest house facilities these rooms are ideal for one person or a happy, relaxed couple. Please note, that given to our Grade 1 listed status, there is no lift in the building.
Comfortably proportioned, with large sashed windows, we have three, well appointed standards on offer. Two are south facing overlooking the quiet, well stocked courtyard garden. A third room has views over Great Pulteney Street. All three rooms have the convenience of an en-suite shower with the Abercorn on the ground floor offering greatest accessibility (suitable for guests with limited mobility). We will allocate to you the best room available at the time of reservation.
These more generously proportioned rooms offer greater comfort with the addition of armchairs and writing desks. Whether it be for Valentines or a mid week treat, these rooms rarely disappoint. Please note, that given to our Grade 1 listed status, there is no lift in the building.
In a by gone era these would be considered to be a classic suite with a separate ‘sitting room’ accessed via an internal door way. A rather special birthday celebration or an important anniversary may be a fitting prompt. Please note, that given to our Grade 1 listed status, there is no lift in the building.
These rooms, at over 300 square feet are truly generous in their proportion. Each contains a four poster bed and exudes a classical Georgian elegance. These rooms offer up a unique patina charting the past eras of history.
Please note - whilst our floorboards may creak and our sash windows may rattle we guarantee you a very hospitable welcome. We will tend you with natural, unforced service and encourage a memorable stay in one of the most elegant and historically pleasing private hotels in Bath. We offer a no quibble guarantee, we treasure your visit and our dedicated and professional team welcome guests back year after year.

In offering you the first meal of the day we take pleasure in feeling we have ‘set you up’. Each morning, our professionally trained chef will prepare for you a breakfast of your choice. Our repertoire is broad and varies with the season; however we are always able to offer you: Local pork sausages, delicious smoked back dry cured bacon, Stornoway black pudding from Scotland, freshly grilled tomatoes and sautéed local mushrooms. A selection of these breakfast ingredients may be served with your choice of large soft poached, fried, or lightly scrambled eggs as you prefer. Alternatively we offer homemade pancakes with maple syrup, fruit compote and Greek yogurt. We are widely appreciated for our Scottish porridge oats, simmered with a glazing of Scottish whisky and rich brown sugar. We also offer a breakfast buffet table teasingly loaded with a selection of cereals, muesli, yoghurt, a selection of pastries, marmalades and jams.
Children are welcome at Dukes. Contact us directly for more information.
Georgian Townhouse - Stairs and Luggage
As a magnificent Georgian townhouse boasting gorgeous high ceilings, this does accompany many stairs. Indeed, our third floor rooms are accessed via six flights of stairs. Due to our Grade 1 listed status we do not have a lift. If you feel that stairs may be an issue, please let us know so that we can discuss any possible alternative arrangements on a lower floor.
We will not hesitate to help carry your luggage, however we welcome your patience and consideration.
Wireless Internet - Guaranteed in the spacious airy, guest drawing room. Available after considerable investment in most of the bedrooms - however massively thick Bath stone walls and Grade 1 listing restrictions preclude perfect reception in all of the rooms. Please make sure your needs are known at the time of booking.
